Thank you for arranging the meeting on 25 February to discuss the development of Northwood Station.

It was a pleasure to meet Tony Ellis, Cllr Carol Melvin and Cllr Scott Seaman- Digby.

It was enormously helpful for all of you to be so candid with us. The current lack of trust and faith is clear. You can safely assume that we have heard the message. As I said previously, there are lessons for us to learn here, and that will be reflected in how and when we bring forward another scheme. I also however welcomed the willingness to engage constructively if we can demonstrate new ways of working.

As we discussed, the implications on our existing contractual arrangements need to be worked through, but that will not alter our desire to halt the existing activity and take a fresh look at Northwood. We will only recommence work when we have established a new mechanism to gather local residents’ views and engage meaningfully on what is the right answer for Northwood.

The consequence is that it is likely to be late 2014 before we have any proposals, and late 2015 before we are ready to commence any development. I recognise the additional delay and uncertainty, but hope you can understand our desire to re-start proceedings to ensure we get to the right outcome.

The next step for us will be to arrange meetings with our tenants to share directly our plans and, crucially, listen to their views on how the station can best be taken forward.

Elsewhere across our network, we are introducing click & collect, new formats and new retailers. I remain confident that, working with the right professional team who know about and care about Northwood, we can make Northwood an exemplar for our future station development proposals.
